First Property’s involvement with creative office space leasing dates back to the late 90’s through its continued representation of the largest creative office complex in Culver City known as Conjunctive Points (Frederick and Laurie Smith). In the same submarket, the firm completed a single tenant campus lease with Beats By Dre at Hackman Capital’s speculative 110,000 square foot Hayden Higuera project. We assist our landlord clients in structuring all aspects of creative office leases, including emphasis on the key areas which differ from traditional office leasing including base building delivery conditions and tenant direct cost responsibilities. We actively provide our creative office landlords with advice on building design, renovations and amenities for to-be-developed as well as existing creative space.

To quickly service new assignments, First Property maintains a database of creative tenants in the market for space including such profiles as entertainment and post production companies, digital production companies, digital and traditional advertising companies, social media, software companies, mobile phone applications, and video gaming. Medical Office Leasing

First Property has provided medical office leasing services to landlords since the beginnings of our company in 1990. Our firm services medical office listings on the Westside and maintains a leadership position in medical office leasing in Beverly Hills. The firm listed and sold the office property at 8901- 8929 Wilshire, Beverly Hills to a developer who then hired First Property to lease the 50,000 square foot project to medical tenants; the property was 100% leased within 10 months of completion of the renovations.

We advise our clients in all aspects of medical leasing, including key aspects which differ from traditional office leasing including greater use of personal lease guaranties, higher build out costs, higher percentage of renewal leases and more importance on patient parking. Throughout the years, we have assembled substantial information on the Westside medical tenant base which optimizes client accessibility to the tenant prospect pool.
